The property comprises two adjoining inter-connected buildings located on the corner of Preciados and Maestro Victoria, in the heart of Madrid´s city centre. Preciados is one of the busiest pedestrian streets in the world, third in Europe and first in Spain.
Preciados houses some of the most famous fashion chains such as Zara, H&M, Pull and Bear and Mango in addition to numerous other well-known footwear and accessories retailers. An El Corte Inglés department store and Fnac megastore anchor either end of the street.
Both buildings are Grade 2 Level D listed and as a result many of their architectural features must been maintained. Likewise great care will be taken returning certain elements to their original state.
The retail element of the project comprises a total built area of 2,860 sqm which will be completely refurbished, while taking into consideration the level of conservation required for each of the different architectural elements.
In terms of the structure, solid brick load bearing walls will be demolished and replaced by metal pillars. As a result the sales area will be enlarged, allowing for large open plan spaces.
Existing slabs will be replaced with concrete or composite decking, where appropriate, and metal beams will be inserted into the existing wooden beams and encased in concrete thereby complying with current standard loading requirements.
Finally, the roof will be replaced and improved, while maintaining the original design, to allow for the installation of all air conditioning and emergency equipment.
